Almost Home and Rodemyer Christel are dedicated to providing
quality housing for all persons who meet the following
Resident Selection Criteria and eligibility guidelines
for the Low Income Housing Tax Credit Program. The criterion
is applied in a consistent manner and respects Federal,
State and Local laws. Rodemyer Christel maintains a policy of strict
compliance with Fair Housing Laws.
Rodemyer Christel has established a preference for any applicant
who was a resident of Almost Home's transitional
housing facility and program. These applicants will have
priority in housing, provided that they satisfy the following
selection criteria:
Applicants must:
- Be a minimum of 18 years of age, or legally emancipated
minor
- Complete all required paperwork in a true, complete,
and accurate manner.
- Not exceed municipal occupancy restrictions.
- Stable employment to ensure payment of rent.
- Provide
verifiable income from all sources which, at a minimum
equals three times the monthly rental amount.
- Not to exceed Median Income Limits established by
the Department of Housing and Urban Development and
the Missouri Housing Development Commission for family
size and unit income percentages.
- Demonstrate
an ability to pay rent on time. Rental history
and comments from Almost Home officials and/or prior
landlords are considered in determining the applicants' desirability.
- Accommodate
a home visit by management staff to evaluate the
applicants' capacity
to take care of the premises.
- Record checks for
criminal and/or disruptive activities will be obtained
from local and state sources. Convicted felons will
be refused housing for a period of not less than
seven (7) years from the date of conviction. If the
applicant is a recovering chemical dependent, verification
of such is required from a third party professional
source.
- Reasonable
accommodations to this screening criteria will
be considered, upon request, for those with disabilities.
